Buying a House in Hungary as a German Citizen: Taxes and Duties<\/p>\n
If you buy a house in Hungary as a German citizen, you must pay a property transfer duty. In principle, the transfer duty amounts to up to 4% of the market value, which is not necessarily identical to the purchase price of the property. The market value may be determined by the tax authority differently from the purchase price.<\/p>\n
Please note that, when buying a house in Hungary as a German citizen, VAT at a rate of 27% may be payable. This tax does not apply to purchases between private individuals and in certain special cases. The annual property tax payable after purchasing a house in Hungary is determined independently by each municipality.<\/p>\n

Please note that, when buying a house in Hungary as a German citizen, it is customary to pay up to 20% of the purchase price as a deposit at the time of signing the contract. If the contract is duly performed, this amount is credited against the purchase price. If the contract fails due to the buyer\u2019s fault, the seller may retain the deposit. If the contract fails due to the seller\u2019s fault, the seller must repay twice the amount of the deposit to the buyer.
\nIf you buy a house in Hungary as a German citizen, you deposit the purchase price, less the deposit, with your attorney until the marginal note has been entered in the land register.<\/p>\n
Buying a House in Hungary as a German Citizen: Possibility of Representation<\/p>\n
If you buy a house in Hungary as a German citizen, the transaction may also be handled through an authorised representative. For this purpose, you will need a power of attorney accepted by the Hungarian authorities. The power of attorney signed by you must either be certified by a notary in your home country and furnished with an apostille, certified by the Hungarian embassy or a consulate, or countersigned by a Hungarian attorney.<\/p>\n
